7. How does your offer compare to the prices quoted by an estate agent?

The price we offer depends on a number of factors such as the type and location of the property. We usually offer around 70 to 80 percent of the confirmed market value, which may not be what an Estate Agent has quoted you as an initial asking price. Asking prices and actual sales prices are often somewhat different!

You're more likely to achieve a higher price on the open market but there are no guarantees of when the sale will complete, plus you'll still have to pay additional costs such as estate agency fees (typically 1.5% to 2% + VAT), HIPS and mortgage payments in the meantime. Although we typically offer in the region of 70 to 80 percent of the open-market value, there are a number of other factors you need to take into consideration when selling to us.

Firstly, our offer is guaranteed. You can go to the expense and spend a lot of time putting your property up for sale and there is no guarantee that you will get the full market price or even an offer. All the while you have to make repayments and the value of the property could be depreciating. So at the end of the process all you could end up with is a bill from your estate agents and no sale.

12. Could I achieve a higher price with an Estate Agent?

Recent times have also shown that Estate Agents are unable to deliver on their promises while at the same time costing you money in HIP fees, solicitor and agent fees, whilst you are left paying the mortgage.
